We do not use a pre-designed checklist because you can't pre-determine problems or property condition. Texas may lead the industry in stopwatch inspections that limit everything to a self-made short checklist that does not include the buyers questions and concerns. Historically we are a Construction Inspector. If your home inspector is not ICC code certified then what is he/she looking for? They would not know a violation or a defect. The statewide inspection standards are based on codes and standards so a simple business license is not much. Each of our inspections is custom to the property. We provide easy to read professional narrative inspections with references that are educational.

Under Construction Inspections
Under construction inspections are our specialty as a ICC Combination Code Certified Inspector and Construction Inspector because this was the industry I was brought up in with over 21 years of new home building experience. Quite frankly, I'm good at it. If your home inspector is not ICC building code certified then you should question their qualifications to inspect a under construction property. Before you build a custom home on your lot call me. The time to protect your investment is before you start and then at key phases of construction before problems are hidden behind finish materials. Many resale home problems are from the time of construction.
Bulkhead Inspections
A bulkhead is a critical component to waterfront property as it protects the land from a body of water. Bulkheads and seawalls stabilize the bank and, mitigate land erosion and, provide shoreline stabilization for many coastal and lakeside waterfront properties. There are big differences between a bulkhead and seawall and a combination thereof. Concrete, vinyl and wood are common bulkhead materials and each built different but serve the same purpose. In industrial or port settings sheet metal may be common.
