End of Warranty Inspection

If your 1-year or 2-year warranty is about to expire on your new home give me a call. We are the only one we know of that will add a code reference or standard to substantiate our opinion.

To help you decide whether it is worthwhile go read the Limitations & Exclusions in the 3rd party limited home warranty. The warranty is not worth much as it was written by the building industry.

Our inspection pays for itself in various ways and
will provide you with what may be your last chance to correct some things at your builder’s expense. Our typical warranty inspection could bring up significant issues missed by poor or untrained inspectors. Many times these issues are are not easily corrected and if it costs your builder money he is not going to want to joyfully correct them. Today homes are built too quick without adequate supervision. A city inspection is usually 10-15 minutes of "hot point" items and nowhere near an adequate inspection. Commonly found issues:
 

Roof Defects and Leaks (if it has recently rained)

Roof Structure & Attic Issues

Door problems and leaks

Window problems and leaks

Electrical Violations & Safety Issues

Plumbing Issues

A/C & Heat Problems

Drainage Concerns or Problems

Unfortunately more new built homes are showing foundation issues within the first year especially if they were built in the county with no inspections.

If you believe your builders third-party inspector did a great job call me. We share stories about what they don't inspect for or miss region wide. They are not for your benefit. Are they simply a marketing gimmick?

It's a good time to read the fine print of that 3rd party builder warranty. They do not cover codes, construction design, defects or workmanship. To invoke the common structural warranty the home must be almost unlivable.

The International Code Council in its "Legal Aspects of Code Administration" admonishes the public by saying , "it is up to the purchaser to determine the soundness of the building prior to the finalization of the purchase and/or to hire a professional inspector". (A professional inspector versed in the codes.)

Third-Party Warranty - I recommend you dig out your 3rd party warranty and read the limitations and exclusions. These were not written for your benefit but to relieve a builder from an implied warranty of workmanship and habitability.

Why are these 3rd party warranty documents NOT required to be made available for your review BEFORE you sign a sales contract or before you close?
